Sealcoating is the process of applying a protective layer over your pavement to shield it from the things that break asphalt down: sunlight, water, oil, gas, salt and the freeze-thaw cycle.

Asphalt fails from the top down. UV light oxidises the binder that holds it together, water works its way into the surface and opens it up from the inside, and once that starts the damage accelerates. A fresh seal stops that process and buys you years.

What it actually does

New asphalt is black because the binder is intact. As it ages it goes grey, then porous, then it starts ravelling and cracking. Sealcoat restores that protective skin — which is why a sealed lot looks new again, but more importantly why it is still sound five years later.

The economics are hard to argue with. Sealing a driveway costs a fraction of replacing it, and a surface that gets sealed on schedule can last decades longer than one that never does. A fresh seal today means no costly repairs tomorrow.

How we do it

We clean the surface properly first, because sealer will not bond to dirt and loose material. Any cracks get sealed as a separate step — putting sealcoat over open cracks just conceals a problem that will be back within the year. Then the sealer goes down evenly, edges cut in by hand, and we come back to stripe it once it has cured if the lot needs lines.

We only use professional grade materials. Watered-down product covers the same area for less money and fails in half the time, and we are not interested in doing your lot twice.

How often should I sealcoat?
Every two to three years for most driveways and lots. More often if it takes heavy traffic or a lot of sun. Sealing too frequently is not helpful either — we will tell you if yours does not need doing yet.
How long does it take to dry?
Usually a day, depending on temperature and humidity. We will let you know when it is safe to walk on and when you can park on it again.
Will it fix cracks in my driveway?
No — sealcoat is a protective layer, not a filler. Cracks get sealed first as a separate step, then the sealcoat goes over the top. Sealing over open cracks just hides them for a season.
