Choosing a surface

Three ways tocover ground.

Nearly every job starts with the same question: what should actually go down? The honest answer depends on how long the drive is, what drives on it and what is under it already. These are the three real options, and they are not interchangeable.

Asphalt paving

A new surface, or one so far gone that patching it is throwing money at it.

The smoothest finish and the one that handles the most traffic, which is why parking lots and anything commercial almost always end up here. It is also the highest upfront cost of the three.

Tar & chip

Long rural drives, farm roads and private lanes where asphalt is more surface than the job needs.

Lower upfront cost than asphalt, flexible enough to take the temperature swings up here, and the traction is better on a grade. It refreshes cheaply too. The look is loose stone rather than a smooth black mat.

Sealcoating

Asphalt you already own that is going grey but is still structurally sound.

Not a surface in its own right — a protective coat over one. It shields against UV, oil and water, and every two to three years is right for most drives. If the asphalt underneath has failed, sealing it only hides that for a season.

The other five services support whichever of those you end up with. Crack sealing and patching are the repairs that buy an existing surface more years before it needs replacing — water getting into a crack is what turns a cheap fix into an expensive one, and a freeze-thaw winter at this elevation does that fast. Line striping and ADA compliance are what make a finished lot usable and legal, and they are worth doing in the same visit as sealcoating rather than as a separate call-out. Grading and excavating comes first when the ground itself is the problem — if water has nowhere to go, no surface laid on top of it will last.
